A little history to understand the place

The abbey was founded in 1148 by Cistercian monks from Ardèche. The Sénancole valley was chosen for its natural resources: water, limestone, wood and for its isolation, in keeping with the Cistercian ideal of withdrawal from the world. In 1150, the lord of Gordes donated the land to the community.

The abbey experienced significant growth in the 13th and 14th centuries, before going through several difficult periods: the Wars of Religion, epidemics and the French Revolution. It was sold as national property in 1792. In 1969, the monks left the site. They returned in 1988 and still live there today.

Today, a community of Cistercian monks lives at Sénanque according to the rule of Saint Benedict. They grow lavender, keep bees and produce olive oil. The abbey is open to visitors all year round.

What site protection changes for buyers

The Sénancole Valley is listed as a protected natural site. This is one of the strongest protections that exists in France. In practical terms, any visible change within this perimeter, construction, land clearing or outdoor landscaping, requires special authorization from the Ministry for the Ecological Transition.

For a buyer, this has two direct consequences.

The first is a constraint: you cannot freely alter the exterior appearance of your property, and any extension or new construction is very tightly regulated, or even impossible depending on the zone.

The second is a guarantee: the landscape you see today will be the same in twenty or thirty years. No large-scale construction, housing estate or heavy infrastructure will be built in this valley. This is precisely what explains the lasting appeal of this area for both French and international buyers.

In addition, the presence of Gordes castle and the abbey places a large part of the village's built environment within the protection perimeter of Historic Monuments. This means that any work visible from the outside, facade renovation, joinery, roofing, must receive approval from the Architecte des Bâtiments de France (ABF). Materials and colors are regulated: canal tiles, local stone and traditional renders.

Prices around Gordes and Sénanque

Gordes is one of the most expensive communes in the Vaucluse. In 2025-2026, the average price per square meter for a house in Gordes is estimated at around €5,900 to €6,000. Exceptional properties, stone farmhouses with open views and renovated bastides, can exceed €10,000 per square meter.

The Route de Sénanque, which connects the village to the abbey, shows prices slightly above the commune average, at around €6,000 to €7,200 per square meter. The scarcity of available properties in this area supports prices over the long term.

The scarcity of land: most of the land around Sénanque is classified as natural or agricultural, and is not buildable. Supply is structurally limited.

The landscape guarantee: knowing that the setting is protected by law reassures buyers about the long-term value of their investment.

The geographical location: Gordes is 45 minutes from Avignon TGV, and 30 minutes from L'Isle-sur-la-Sorgue and Cavaillon.

The PLU zoning: is it a U zone (urban), A zone (agricultural) or N zone (natural)? This determines what you can do on the plot.

Whether the property is within the listed site: if the property is located within the Sénancole Valley perimeter, any exterior change is subject to special authorization.

The ABF perimeter: check whether the property is within 500 meters of a historic monument. If so, the Architecte des Bâtiments de France must approve your renovation or building projects.

Fire risk: the area is subject to the Monts de Vaucluse Forest Fire Risk Prevention Plan, which imposes rules on brush clearing and certain materials.

The planning certificate: request it from the town hall before making any offer. It summarizes all rights and constraints attached to the plot and is valid for 18 months.

The regulatory constraints that apply around Sénanque are exactly what guarantees the long-term value of properties. A protected territory is a territory that does not deteriorate. International demand remains strong, supply is limited and the setting is legally preserved.

Buying in Gordes or around the abbey means investing in a niche market, with a global clientele looking not only for a property but for a rare way of life. It also means accepting stricter rules than elsewhere and understanding that these rules are, ultimately, a guarantee for your investment.
