Key trends in the Luberon property market
The Luberon property market experienced a sharp rise between 2020 and 2023, driven by an influx of remote workers and second-home buyers fleeing the big cities. Since then, it has stabilised, though without seeing a significant decline in the most sought-after areas. Demand remains strong in the iconic villages, but supply has been increasing since 2025, which is slowing down transaction times.
What has changed: buyers have become more discerning and better informed. Overpriced properties are stagnating. Well-located and well-presented properties still sell quickly.
Price overview by area
Western Luberon: the star villages: Gordes, Ménerbes, Lacoste, Bonnieux, Oppède
This is the most expensive and most international area. Prices for a beautiful stone house with a garden and swimming pool generally start at around €800,000 and can exceed €2–3 million for exceptional properties. High-end renovated farmhouses with unobstructed views easily reach €1.5–2 million.
For a more modest flat or village house, expect to pay from €250,000 to €400,000 depending on condition and size.

Villages with real character: Goult, Joucas, Maubec, Robion
These villages offer something their more famous neighbours have sometimes lost: a genuine village life, lively markets, and residents who live there year-round. They are attracting more and more discerning buyers seeking Provençal authenticity without the crowds of tourists.
Prices here are generally 10 to 20% lower than in Gordes or Ménerbes for comparable properties, whilst offering the same quality of life and scenery. A beautiful country house with a swimming pool and land sells for between €500,000 and €1.1 million, depending on the specifications.
It is in these villages that we are currently seeing the most interesting opportunities for buyers who know the area.
L’Isle-sur-la-Sorgue: between the Luberon and the Alpilles
L’Isle-sur-la-Sorgue holds a special place in our region. A lively town, world-renowned for its antique dealers and markets, it offers all the amenities of daily life in a very pleasant Provençal setting. It attracts both buyers looking for a main residence—particularly remote workers—and investors who see real rental potential there.
Prices here are more affordable than in the hilltop villages: expect to pay from €200,000 for a flat, and between €400,000 and €800,000 for a beautiful house with outdoor space, depending on the neighbourhood and the specifications.
What really affects the price
Beyond the village itself, several factors can significantly affect the price:
The view. An unobstructed view of the Luberon or towards the Ventoux can add 20 to 30% to the price of a comparable property without a view. This is particularly true in Gordes, Menerbes, Joucas and Bonnieux, where certain properties enjoy exceptional panoramic views.
The swimming pool. A must-have in this market, the absence of a pool can make a property difficult to sell or let. The presence of a heated pool or a pool house is a real bonus, particularly for buyers considering seasonal lettings.
The standard of renovation. A fully renovated farmhouse using high-quality materials easily sells for 40 to 50% more than a property requiring renovation. However, buyers with time on their hands, a good architect and trusted tradespeople can find excellent opportunities here, provided they factor in the cost of the work from the outset.
Access and aspect. Properties on private roads, facing due south, with usable flat land, are consistently valued higher. Conversely, a property that is difficult to access in winter or exposed to the mistral can weigh on negotiations.
Our advice
Don’t focus solely on the price per square metre. In the Luberon, two 150-square-metre houses in the same village can be worth half as much as one another depending on their condition, location and outdoor areas. The support of a local agent who knows every village, its streets, its micro-exposures and its town planning projects inside out is a real advantage in ensuring you don’t pay too much or miss out on a bargain.
